Gladstone Equity Partners is a Southeast-focused real estate investment and development firm headquartered in Birmingham, Alabama.

We acquire, develop, and operate institutional-quality assets across multifamily, self-storage, and historic mixed-use redevelopment, capitalized through a network of accredited limited partners and senior lenders.

As principals, we invest alongside our partners and hold each asset through stabilization — aligning our outcomes with theirs.

Ground-up development and acquisition of multifamily communities in growth submarkets, with a particular focus on Class-A build-to-rent — horizontal communities that deliver single-family living with multifamily operating efficiency.

Self-Storage

Acquisition and development of climate-controlled, drive-up, and marine storage in tertiary and resort markets. We focus on supply-constrained trade areas with durable demand.

Historic Mixed-Use

Adaptive reuse of architecturally significant buildings in core urban submarkets. Federal and State Historic Tax Credit equity layers create outsized returns while preserving community-defining assets.

Selective Mixed-Use & Multi-Flex

Development and opportunistic acquisition of well-located mixed-use, multi-flex, retail, and industrial assets where our underwriting identifies clear paths to value creation through ground-up execution, repositioning, or operations.

Hands-on asset and construction management. Monthly variance reporting against budget and pro forma.

Refinance or disposition aligned to the defined hold thesis, with the exit window evaluated annually.

Bradley Creasy

Partner & Co-Founder

Brad founded GEP and leads sourcing, deal sponsorship, capital partner relations, and asset management. Previously Investment Associate at a Birmingham-based real estate investment firm — involved in more than $400 million of multifamily acquisitions and development. B.S. Finance with a real estate concentration from Auburn University.

David Creasy

Partner & Co-Founder

David is Co-Founder of GEP and leads the firm's capital markets activities, including debt and equity raises for new investments alongside portfolio management across GEP's holdings. Previously Vice President at a Nashville-based structured capital firm — involved in more than $500 million of principal invested. Master of Accountancy and B.S.B.A. in Accounting from Auburn University. CPA (inactive).

Graham Patterson

Operating Partner

Graham leads owner-side project delivery across GEP's investments, overseeing construction execution, budget and schedule, and on-the-ground coordination with general contractors and design teams. He is Founder & Principal of B3 Development Services, with owner-side delivery experience spanning build-to-rent, historic tax credit, and mixed-use development. He is actively engaged on The Yeilding and Cottages at Fox Run projects. Master of Building Construction and B.S. in Finance from Auburn University.
